Why You Should Buy a Property in Phuket
In the past decade, we have witnessed an influx in buyers of luxury properties in Phuket, driven in large part by foreign retirees, expatriates, and business-minded people. This should not at all come as a shock because there are a handful of reasons why buying a real estate property in Phuket is a wise move and a great investment.
BEAUTY
First and foremost, despite its relatively small size (543 square kilometers), Phuket is undoubtedly among the best resort islands in the world. Besides its pristine waters and gorgeous climate, the island is likewise home to a generous number of diving spots, hotels, restaurants, nightlife spots, golf courses, shops, and spas.
INFRASTRUCTURE
The island is renowned for its well-designed infrastructure. It was quite underdeveloped up to several decades ago but is continuously developing at an amazing rate. In fact, two hospitals have been built on the island, offering world-class standard of health services: Sririroj International Hospital and Bangkok Hospital Phuket. This makes the island especially attractive to retirees as well as medical tourists.
EDUCATION
Phuket also has multiple top-caliber schools for families with young children. The schools are open to all nationalities and charge reasonable fees. English language primary and secondary education is within easy reach. There are even international schools in Phuket that use the American and British curricula (like the British Curriculum International School, which was renamed from Dulwich International College). Meanwhile, BCIS Phuket International School in Chalong — which just opened a couple of years ago — provides two different curricula: the Cambridge programme and the French programme. This school also serves as home to the first planetarium in Southern Thailand.
PEOPLE
People in Phuket are known all over the world for their warm and hospitable nature. They are particularly friendly and helpful to foreign nationals who need assistance when they’re new to the island.
Since Thailand itself is known as the Land of Smiles, the people in Phuket are no exception. Expect them to give you a genuine smile and offer help when you need it. An interesting thing you should know is that the Thai word for fun (sanook) is considered a core element of Thai culture, so people in Phuket (like the rest of Thailand) try to make as many activities as they can 'sanook'.
CUISINE
The island features a unique and mouth-watering cuisine that both locals and foreigners delight in. There are a number of seafood dishes available in restaurants and other dining options across the island.
Phuket is known as a leading supplier of some of the world's tastiest cashew nuts, so many restaurants in the island serve gai med ma moung, a stir-fried chicken dish with cashew nuts, sweet soy sauce, honey, garlic, and dried chilis (tip: it goes well with steamed rice).
In addition, being located in the southern part of Thailand, food in Phuket features more coconut milk than other parts of the country (and the world). Spices like turmeric, cumin, cloves, and aniseed are quite popular here, and their curries are richer and creamier. And since many of the locals have Chinese roots, the cuisine likewise features a strong Chinese influence.
Some must-tries include tom yum goong (which is also the national dish of Thailand), pad thai, kuay tiew (noodle soup), som tam (spicy papaya salad), geng kheaw wan gai (green curry chicken), and tom kha gai (chicken in coconut soup).
COST OF LIVING
It should not at all be surprising that living in Phuket is far more affordable compared to other places (even compared to other islands) around the world. As a matter of fact, an article entitled “Paradise Found: Where to Retire Abroad” published by Fortune magazine named the island as one of the top five places where people can retire, "where you can still live like a king on your savings".
REAL ESTATE MARKET
Last but definitely not the least, Phuket features one of the most rapidly expanding property markets in the world. Many international developers are constructing projects across the island. Condominiums, in particular, have grown steadily and become a popular purchase among foreign buyers in the recent decade.
With the rapid developments taking place in the island, the Thai government wisely took some action to guarantee sustainability in Phuket. It strictly implements laws that safeguard the natural environment in the island and set height restrictions for real estate projects.
Investors would be very pleased to know that the average cost of properties in Phuket is lower than most other popular places: 16.72% lower compared to Bangkok, 25.28% lower compared to Liverpool, 32.98% lower compared to Adelaide, and an astonishing 53.90% lower compared to New York.
How to Buy Your First Property in Phuket
Sold on retiring with your family in the beautiful island of Phuket — or perhaps on investing in a property with high potential in the island? Ready to look for your first real estate property in Phuket? Here’s how you go about it:
Before anything else, you should know that the Land Code of Thailand does not allow foreigners to own and improve real estate in Thailand. With that said, foreign nationals can buy a house, villa, or any other real estate in Thailand’s largest island through one of these two options:
Option #1 – Using a long-term contract with leasehold
You can use a lease contract deal that spans a term of 30 years, and this contract may be renewed or extended by up to two times. You will be considered the rightful owner of the freehold throughout that time period. Through this option, a foreigner can hold a property for up to 90 years in total.
However, do note that a foreign owner can no longer assert ownership of his or her property after the contract period elapses. The reason for this is that the material asset will be taken out from the estate.
Option #2 – Through a company with limited liability
If you’re a foreign national who’s blessed with more financial capability, here’s an alternative for you to purchase your first property in Phuket. You may use a freehold to buy your property in Phuket or anywhere else in Thailand.
To do so, you must create a limited liability company in Thailand. It will then be considered the owner of freehold land that’s filed under the company’s name. One of the company’s owners or investors can hold up to 49 percent, and two or more foreign shareholders are permitted. The foreign national can then serve as the company’s managing director, thus possessing power over voting control and other shares, together with absolute authority of the acquired real estate property.
